Ceylon Cold Stores PLC (CCS), manufacturer of Elephant House Beverages and Ice Creams is a leading consumer food company in Sri Lanka. CCS is a subsidiary of John Keells Holdings PLC.
Lead the end-to-end execution of restaurant development projects from design finalization to store handover, ensuring timely, cost-effective, and high-quality delivery in alignment with franchise and brand standards. This role acts as the primary liaison between the appointed architectural firm, contractors, and the franchise design & construction team to ensure seamless coordination and execution.
Job Responsibilities
- Act as the central point of contact between the architectural firm, consultants, contractors, and the franchise design & construction team.
- Ensure all architectural, structural, and MEP designs comply with franchise standards, local regulations, and operational requirements.
- Review drawings, specifications, BOQs, and value engineering proposals prior to submission for franchise approvals.
- Coordinate design revisions and approvals with regional/global franchise teams.
- Develop and manage detailed project timelines to meet agreed opening schedules.
- Oversee contractors during construction to ensure adherence to approved designs, budgets, and quality standards.
- Conduct regular site inspections and progress reviews to ensure compliance with technical specifications and safety standards.
- Identify risks proactively and implement corrective action plans to avoid delays or cost overruns.
- Validate contractor claims and monitor project budgets to ensure cost control.
- Oversee installation of kitchen equipment, signage, utilities, and infrastructure as per approved specifications.
- Ensure all statutory approvals and technical clearances are secured prior to opening.
- Conduct pre-opening inspections and snag rectification prior to handover to Operations.
- Coordinate final franchise inspection and certification processes.
- Manage performance of architectural consultants, project managers, contractors, and suppliers.
- Ensure adherence to contractual obligations, SLAs, and delivery timelines.
- Evaluate contractor performance and maintain a preferred vendor pool for future projects.
- Ensure full compliance with franchise design, construction, and brand standards.
- Coordinate closely with regional/global franchise development teams on approvals, updates, and reporting.
- Implement updates to design standards or construction specifications across projects as required.
Person Specifications
- Bachelor’s degree in Civil Engineering, Electrical Engineering, Architecture, or a related field.
- 8–12 years’ experience in project management within retail, QSR, hospitality, or commercial construction.
- Proven track record in delivering multiple projects on time and within budget.
- Strong understanding of construction processes, MEP coordination, and regulatory approvals.
- Excellent stakeholder management and cross-functional coordination skills.
- Strong commercial awareness with disciplined cost control capability.
- Detail-oriented, deadline-driven leader comfortable managing multiple concurrent projects.
